James Fletcher arrived in New Zealand in 1908 from Scotland. A fifth-generation stonemason and builder, he quickly secured a job in Dunedin with its predominance of stone buildings. With Albert Morris, an English-born joiner, James built a wooden villa in 1909, which is now known as the Fletcher House, at Broad Bay on the Otago Peninsula.

The house was a family home until 1990, when Fletcher Challenge purchased the villa. Its restoration during 1991 was completed by Fletcher Construction. The Fletcher Trust has given ongoing financial support to the house to ensure it remains open to the general public as the only fully restored and furnished Edwardian villa in New Zealand.

The Fletcher House in Broad Bay is managed by the Otago Peninsula Trust and it is open to the public from 11.00am until 4.00pm at weekends and public holidays throughout the year, and daily from 11.00am to 4pm from Boxing Day through until Easter weekend.
